Overview

What upvc fascia, soffit & guttering in Glasgow actually involves

The roofline is the boarded edge where the roof meets the wall: the fascia carrying the gutter, the soffit closing the underside of the overhang, the bargeboards at the gable ends, and the guttering and downpipes themselves.

A full roofline replacement strips the old timber, inspects the rafter feet behind it, and refits in uPVC with new guttering, so the whole edge of the roof is renewed as one job rather than repaired piecemeal.

Who it's for

Owners of houses with painted timber fascias that have started flaking, softening or greening, typically any property where the roofline hasn't been replaced in decades.

Anyone tired of paying to have the roofline repainted every few years, and anyone having a re-roof done who wants the edge detail renewed while the scaffold is already up.

Why professional work matters

The roofline is the seal between roof covering and wall. Behind it sit the rafter feet, and if those have rotted, cladding over the top with plastic hides a structural problem rather than solving it. It has to be stripped and checked.

It's also work at height along the full perimeter of a building, with the gutter, the roof edge and the wall all meeting at the same line. Done badly, you get a smart-looking board with water running behind it.

What happens if it's left

The cost of waiting

Timber roofline fails from behind. The visible face gets painted; the back, which nobody sees or paints, sits against a damp wall and the roof edge and slowly absorbs water. By the time the paint on the front is flaking, the board behind it is usually well gone.

Once the fascia is soft, it can no longer hold the gutter brackets. The gutter sags, the fall reverses, water pools and overflows, and that overflow soaks the wall directly below, which is how a roofline problem becomes a damp problem inside the house.

Rotten rafter feet

Water held against the roofline reaches the ends of the rafters. Replacing rafter feet is carpentry inside the roof structure, vastly more expensive than replacing a board.

Failed guttering and wet walls

A fascia that can't hold brackets means a gutter that can't hold a fall. Overflow runs down the wall, saturates masonry and shows up as internal damp.

Birds and pests in the roof space

Gaps in a decayed soffit are an open invitation. Nesting in a roof space brings mess, noise, insulation damage and a removal bill.

Repainting costs forever

Timber roofline needs access and repainting every few years. Over a decade that recurring cost, plus scaffold or tower hire, approaches the price of never having to do it again.

Common mistakes we're called in to undo

  • Capping over rotten timber with uPVC cladding instead of stripping and replacing, the rot continues out of sight
  • Replacing the fascia but keeping old, mismatched or undersized guttering
  • Using nails instead of proper fixings, so boards move and joints open
  • Ignoring the rafter feet because the scaffold is already booked and time is short
  • Fitting gutter with no measured fall, so water sits in the run

Our process

How we run a upvc fascia, soffit & guttering job

  1. STEP 01

    Inspection

We check fascia, soffit, bargeboards, gutter runs and downpipes, and assess how much timber decay there is and whether the rafter feet are sound.

  2. STEP 02

    Specification and fixed price

Colour, profile, gutter size and downpipe positions agreed, then one written fixed price covering strip-out, materials, access and waste removal.

  3. STEP 03

    Strip out and check

Old timber and guttering removed, rafter feet exposed and inspected. Anything rotten is shown to you and priced before it's dealt with.

  4. STEP 04

    Fit new roofline

New fascia, soffit and bargeboards fixed properly, roof edge sealed, then new guttering hung to a measured fall with downpipes run to the drainage.

  5. STEP 05

    Water test and clear-up

Gutters are run with water to confirm the fall and check every joint, then the site is cleared and all old timber and guttering taken away.

What you get

Why homeowners choose Monarch for this work

No more painting

uPVC doesn't rot, flake or need repainting. The recurring cost of maintaining a timber roofline disappears entirely.

Gutters that hold a fall

New brackets into sound new fascia means guttering that stays level and drains properly instead of sagging and overflowing.

Rafter feet checked, not covered

We strip the old boards and inspect the timber behind. Problems get found and fixed rather than hidden under new plastic.

The roof edge sealed against pests

A properly closed soffit keeps birds and vermin out of the roof space, along with the mess and damage they bring.

Walls stay dry

Water leaves the roof through the gutter and downpipe instead of running down the face of the building.

Cheaper alongside a re-roof

Doing roofline while scaffold is already up for roof work removes a whole access cost from the second job.

In detail

uPVC Fascia, Soffit & Guttering: materials, methods and variations

What's included in a full roofline replacement

A complete roofline job renews every component along the roof edge. Anything less is a partial replacement, and we'll describe it as one so you know what you're buying.

  • Removal and disposal of all old timber fascia, soffit and bargeboards
  • Inspection of exposed rafter feet, with any repairs shown and priced before proceeding
  • New uPVC fascia boards fixed with appropriate fixings
  • New vented or solid uPVC soffit as required
  • New bargeboards and cladding at gable ends
  • New guttering hung to a measured fall, with brackets at correct centres
  • New downpipes, shoes and connections to existing drainage
  • Sealing of the roof edge and eaves detail

Vented versus solid soffit

Roof spaces need airflow. Without it, warm moist air from the house condenses on cold roof timbers, producing damp that looks like a leak but comes from inside. Vented soffit provides continuous low-level airflow along the eaves.

Whether you need vented soffit, over-fascia ventilation or a solid soffit depends on how the roof is built, whether it's a cold or warm roof, and what ventilation already exists at the ridge. We assess it rather than defaulting to whatever's on the van.

Guttering profiles and sizes

Gutter isn't one product. Half-round is the standard domestic profile; square and ogee profiles are deeper and carry more water, which matters on large roof planes and in a climate with heavy rainfall. Undersized gutter on a big slope overflows in every downpour no matter how well it's fitted.

We size the gutter to the roof area it drains and the rainfall it has to cope with, and set downpipe positions to suit, rather than replacing like-for-like when like-for-like was wrong in the first place.

  • Half-round, standard domestic profile
  • Square, higher capacity, contemporary appearance
  • Ogee / cast-iron effect, deeper capacity, traditional appearance on period property
  • Deepflow, for large roof areas and high rainfall

Colours and finishes

White remains the most common choice, but black, anthracite grey, rosewood and light oak woodgrain finishes are all widely available and hold their appearance without painting.

On period sandstone property in Glasgow's West End, Bearsden and Milngavie, a black or cast-iron-effect ogee profile usually looks far more appropriate than white half-round. We'll show you what suits the building.

Doing roofline alongside other work

Roofline sits at the same height as the roof edge and needs the same access. That makes it materially cheaper to do at the same time as a re-roof, chimney work or roof repairs, because the scaffold cost is shared rather than paid twice.

If you're already having roof work priced, ask us to price the roofline alongside it. Where it saves you money we'll say so.

Residential and commercial roofline

Domestic roofline is about appearance as much as function; it's the visible frame of the house. Commercial and rental properties are usually driven by eliminating maintenance: uPVC removes a recurring painting line from the budget entirely.

For landlords and letting agents we can price roofline across multiple properties as a single fixed-price package.

Questions

uPVC Fascia, Soffit & Guttering FAQs

It depends on the length of roofline, the number of storeys, access, and whether any rafter feet need repair. We measure and inspect first, then give one written fixed price covering strip-out, materials, access and waste.

Most domestic properties are completed within a few days once access is in place. We confirm the expected duration with your quote.

We strip the old timber out and inspect the rafter feet behind it. Capping over decayed boards hides rot rather than fixing it, and it's the main reason cheap roofline jobs fail.

Decades, with no painting. Modern uPVC holds its colour and doesn't rot, which is the entire point of replacing timber with it.

Yes: black, anthracite grey, and woodgrain finishes such as rosewood and light oak are all available. On period sandstone property a black ogee profile often looks far better than white.

Yes. New guttering hung to a measured fall on new fascia is the whole point, fitting new boards and rehanging tired, undersized gutter wastes the job.

Our 15-year workmanship guarantee applies to new roof replacements. Guarantee terms for roofline work are confirmed in writing with your fixed-price quote.

Yes, and it usually saves money because the scaffold is already up. If you're pricing roof work, ask us to price roofline alongside it.

It depends on how your roof is built and what ventilation already exists at the ridge. Roof spaces need airflow to avoid condensation, so we assess it rather than assuming.
