Why professional work matters

Water almost never enters a roof directly above the stain it makes. It tracks along battens and rafters, sometimes several metres, before it drops. Diagnosing from inside the room instead of tracing the path back is the single most common reason a roof gets 'fixed' twice.

What happens if it's left

The cost of waiting

A pitched roof rarely fails suddenly. It fails slowly, in a way that is cheap to correct early and expensive to correct late. One slipped slate exposes the felt beneath it. The felt degrades under UV, then tears. Rain reaches the batten, the batten stays wet, and the nail heads holding the neighbouring slates corrode. Each winter after that, more slates let go, not because the roof was hit harder, but because the fixings have been quietly rusting for three years.

By the time water shows on a ceiling, it has usually been in the structure for a season or more. Plaster is the last thing to fail, not the first.

Rotten roof timbers

Persistent damp in battens and rafter ends turns a covering repair into a structural repair. Replacing timber means stripping the roof around it, a far larger scope than re-fixing slates.

Ruined insulation and ceilings

Wet loft insulation stops insulating and stays wet. Ceilings stain, then blister, then come down. Redecoration costs are often higher than the roof repair that would have prevented them.

Spreading damp and mould

Water tracking down inside a wall cavity shows up as internal damp far from the roof, and gets misdiagnosed as rising damp or condensation, so the wrong trade gets paid to fix the wrong problem.

A repairable roof becomes a re-roof

Left long enough, the economics flip. Once battens are rotten and nails have failed across the slope, patching stops holding and a full replacement is the only durable answer.

Roofing: materials, methods and variations

Materials we work with

Scottish roofs are dominated by natural slate, and much of the housing stock in Glasgow, Greenock and Ayrshire still carries its original covering. We work in natural slate, reclaimed slate, fibre-cement slate, clay plain and pantiles, and concrete interlocking tiles.

Matching matters on a repair. A patch of bright new covering on a weathered roof is visible from the street, so where the roof allows we use reclaimed material of the same size and thickness, keeping new stock for less visible slopes.

Methods and detailing

Ridge and hip tiles are bedded and pointed correctly, or dry-fixed with a mechanical system where that suits the roof better, dry-fix removes the mortar joint that cracks and lets water in. Valleys are lined properly rather than filled, and abutments get dressed lead rather than a bead of sealant.

Where slates are re-fixed we use copper or aluminium nails and, on individual replacements, tingles that hold the slate mechanically. Roofing cement is a temporary measure to stop water in an emergency, not a finish we leave behind on a completed job.

Common variations of pitched roof work

Not every pitched roof job is the same size. The work usually falls into one of a handful of categories, and knowing which one you're in is what determines the cost.

Terraced roofs in Hamilton, Cambuslang and East Kilbride typically mean party-wall detailing and shared valleys. Detached properties in Bearsden and Milngavie usually offer easier access but often carry period detailing, decorative ridges, complex hips, deep overhangs, that has to be matched rather than simplified.

Residential and commercial

Domestic pitched roofing is the bulk of our work, but the same principles apply to commercial and mixed-use buildings: pitched slate over shops, church and hall roofs, and pitched sections on industrial units. The difference is access planning, working hours around the occupier, and the fact that a leak into a trading floor costs the owner money every day it continues.

Weather in the west of Scotland

Roofs here take driving rain from the west for much of the year. Wind-driven water travels uphill under a slate lap in a way still water never does, which is why lap lengths, side laps at valleys and the condition of the membrane matter more locally than they might on a sheltered east-coast roof.

Freeze-thaw does the rest. Water sitting in a cracked mortar joint expands as it freezes and widens the crack a fraction each time. Two or three winters of that turns a hairline joint into an open one.
