Overview

What roof replacement in Glasgow actually involves

A roof replacement means stripping the existing covering back to the rafters and rebuilding the roof from the structure up: breathable membrane, new treated battens, new or carefully reclaimed slate or tile, and all new lead flashings and abutment detailing.

It is not an overlay and it is not a large repair. Everything above the rafters is renewed, which is why it resets the roof's lifespan rather than extending it by a few years.

Who it's for

Owners of roofs that have reached the end of their fixings' life, where slates keep slipping no matter how many are re-fixed, and the repair bill arrives every winter.

Buyers who have had a roof flagged in a survey, landlords bringing a property up to standard, and anyone planning to stay in the house long enough that repeated patching stops making financial sense.

Why professional work matters

A re-roof leaves the building open. Sequencing the work so the roof is never exposed to weather it can't handle, and protecting the interior while it happens, is the difference between an inconvenience and a ruined ceiling.

It's also the one roofing job where hidden defects surface: rot at rafter feet, previous botched repairs, undersized timbers. Finding them is normal; the important part is being told about them straight away with a clear price rather than discovering them on a final invoice.

What happens if it's left

The cost of waiting

The expensive mistake with roof replacement is almost never doing it too early. It's doing it too late, after two or three more winters of patch repairs, a soaked loft and a ceiling that has to come down and be replastered.

There's a specific tipping point on an old roof. Slate can outlive the nails holding it by decades. Once those nails start failing across a slope, every windy night removes another slate at random, and each repair is a call-out charge to fix a symptom of a problem that is only going one direction.

Escalating repair spend

Three or four call-outs a year for slipped slates adds up quickly, and none of that money improves the roof; it just holds the line for another season.

Structural timber damage

Once water reaches rafters and wall plates and stays there, you're into carpentry as well as roofing, and the job gets substantially bigger and more expensive.

Insulation and energy loss

Wet loft insulation performs poorly and stays wet. Heat leaves through a saturated roof space that no amount of thermostat adjustment fixes.

Sale and valuation problems

A visibly failing roof gets flagged in surveys and used to negotiate the price down, usually by more than the replacement would have cost.

Common mistakes we're called in to undo

  • Overlaying new covering on top of a failed roof instead of stripping it, the underlying problems continue underneath
  • Choosing on headline price without checking whether membrane, battens, leadwork and scaffold are actually included
  • Reusing old lead flashings on a brand new roof to save a small sum, then leaking at the chimney within a year
  • Accepting a verbal guarantee with nothing in writing
  • Not asking what happens if rot is found once the roof is stripped

Our process

How we run a roof replacement job

  1. STEP 01

    Inspection and survey

We inspect the covering, fixings, battens, membrane and loft side, and establish whether replacement is genuinely the right call or whether targeted repair would do.

  2. STEP 02

    Specification and fixed price

You get a written scope: covering type, membrane, battens, leadwork, ridge and verge detailing, access, and waste removal; all under one fixed price, no day rates.

  3. STEP 03

    Access and strip

Scaffold goes up first. The old covering, battens and underlay come off in sections so the roof is never left open and unprotected overnight.

  4. STEP 04

    Rebuild

New breathable membrane, new treated battens set to the correct gauge, then the new covering laid to the right lap. All new lead flashings, valleys and abutment detailing.

  5. STEP 05

    Finish, verification and 15-year guarantee

Ridge, hips and verges finished, roof checked over, site cleared and all waste taken away. Your 15-year workmanship guarantee is confirmed in writing.

What you get

Why homeowners choose Monarch for this work

15-year workmanship guarantee

New roof replacements are covered by our 15-year guarantee, confirmed in writing with your fixed-price quote.

The repair cycle stops

New fixings across the whole slope means the annual slipped-slate call-out ends rather than continuing at a slower rate.

Everything renewed, not reused

New membrane, new battens, new leadwork. Old flashings don't get bent back onto a new roof to shave the price.

One fixed price including access and waste

Scaffold, materials, labour, disposal, priced together so the number you agree is the number you pay.

Better performance in a wet climate

A modern breathable membrane manages moisture in the roof space far better than the brittle bitumen felt it replaces.

A roof that supports a sale

A recently replaced roof with a written guarantee removes one of the most common survey objections.

In detail

Roof Replacement: materials, methods and variations

What a full re-roof includes

The word 'replacement' gets used loosely in roofing, so here is exactly what we mean by it. Anything less than this list is a repair, and we'll describe it as one.

  • Complete strip of existing covering, battens and underlay
  • Inspection of exposed rafters and timber, reported before we proceed
  • New breathable roofing membrane across the full slope
  • New treated, graded battens at the correct gauge for the covering
  • New or reclaimed slate/tile laid to the correct lap
  • All new lead flashings, soakers, valleys and abutment detailing
  • Ridge, hip and verge finishing, bedded or dry-fixed
  • Scaffold access, full site clear-up and removal of all waste

Choosing your covering

Natural slate is the traditional Scottish covering and still the best visual match on period stone-built property. It's the premium option and it lasts accordingly. Reclaimed slate suits conservation-sensitive streets and matching adjoining properties.

Fibre-cement slate is lighter and lower cost with a uniform appearance, which works well where the roof structure is marginal or the budget is fixed. Concrete interlocking tiles are the fastest and most economical to lay across large simple slopes, and clay pantiles suit properties that already carry them.

  • Natural slate, longest life, best match on period and stone property
  • Reclaimed slate, matches neighbouring roofs and conservation streets
  • Fibre-cement slate: lighter, uniform, lower cost
  • Concrete interlocking tile, economical on large, simple roof planes
  • Clay plain tile and pantile, traditional profiles where already present

Membrane, battens and ventilation

The layer nobody sees does most of the work. Breathable membrane lets water vapour out of the roof space while keeping wind-driven rain out, which matters in a climate where roofs are damp for much of the year.

Battens must be graded and treated, fixed at the right gauge for the covering, and sound enough to hold a nail for decades. Reusing old battens under new slate is a false economy that shortens the life of everything above them.

Ventilation is designed in at ridge, eaves or through-tile depending on the roof. Without it, a well-sealed new roof can trap moisture and cause condensation problems that get mistaken for a leak.

Full re-roof versus partial re-roof

Not every property needs both slopes done at once. Where one elevation takes the prevailing weather and has failed while the other is still sound, a single-slope replacement can be the right call, and we'll price it that way rather than upselling the whole roof.

The exception is where the two slopes share a ridge detail or where scaffolding one side makes the second side dramatically cheaper to do at the same time. In that case we'll show you both prices and let you decide with the full picture.

Residential and commercial replacement

On domestic property the priorities are protecting the interior, keeping the site safe with family around, and finishing within the agreed window. On commercial buildings the driver is usually continuity of trading, which changes sequencing and sometimes working hours, but not the specification.

Either way the roof is rebuilt to the same standard, and the 15-year workmanship guarantee applies to new roof replacements.

What happens if rot is found

Occasionally stripping a roof reveals timber that has to be treated or replaced. We stop, show you what we've found, explain the options and price the additional work before continuing; you are not presented with it as a surprise at the end.

This is the single most common reason people distrust re-roofing quotes, so we handle it in the open. Fixed price means fixed for the agreed scope; genuine hidden structural defects are discussed and agreed with you, in writing, before any extra work is carried out.

Questions

Roof Replacement FAQs

Cost depends on roof size, pitch, covering choice, access and complexity, a simple bungalow slope and a three-storey tenement are very different jobs. We inspect, then give you one written fixed price for the full specification, never a day rate.

A typical domestic re-roof runs from a few days to a couple of weeks depending on size, complexity and weather. We give you an expected duration with your quote and keep you updated if weather moves it.

Our 15-year workmanship guarantee applies to new roof replacements and is confirmed in writing with your fixed-price quote, so you know exactly what's covered before you commit.

No. We strip and re-cover in sections rather than opening the whole roof at once, and the roof is protected at the end of each working day.

Like-for-like replacement on a standard domestic property normally doesn't. Conservation areas, listed buildings and changes of covering type can be different; we'll flag it at survey rather than leaving you to find out.

Yes, where only one slope has failed. We'll price the single slope and, if doing both at once would be significantly cheaper per slope because of shared access, we'll show you that comparison too.

That depends on the covering. Natural slate laid on new battens and membrane is a very long-term roof; fibre-cement and concrete tile have their own expected lifespans, which we'll explain when you choose. The workmanship carries our 15-year guarantee.

Yes. Access and disposal of all old materials are part of the fixed price, not extras added afterwards.

We show you, explain it and agree the additional work and price with you in writing before continuing. No surprises on the final invoice.
