The most common causes of roof leaks
After twenty years, the same handful of failures account for the overwhelming majority of leaks we're called to. Knowing them is how we trace quickly rather than guessing expensively.
- Slipped or missing slates and tiles, usually from nail fatigue rather than impact
- Failed lead flashing at chimneys, dormers and abutting walls
- Cracked or missing mortar at ridge, hip and verge
- Blocked or split valleys where two roof planes meet
- Perished underlay leaving no secondary defence beneath the covering
- Overflowing gutters pushing water back under the roof edge
- Previous repairs done in roofing cement that have since cracked open
